Asian Logistics Firms Double US Warehouse Leasing Amid Tech Revolution and Trade Shifts
Asian firms claim US space
Tech reshapes the flow
Asian logistics operators are significantly expanding their US warehouse presence as supply chain technology undergoes radical transformation, according to recent industry reports [1]. Third-party logistics (3PL) firms from Asia have more than doubled their warehouse leasing activity in key US markets like New Jersey and Los Angeles compared to 2023.
The surge comes as the industry prepares for ProMat 2025, North America's largest supply chain expo, where cutting-edge technologies including AI, robotics, and automation will take center stage [2]. The March 17-20 Chicago event will showcase how these innovations are reshaping warehouse operations.
'As uncertainty rises and as trade complexity increases, the value proposition of a third-party logistics provider that has the scale and expertise to manage it has helped drive demand,' explains Jason Tolliver, co-leader of Cushman & Wakefield's Americas logistics practice [1].
Chinese e-commerce companies and logistics providers accounted for approximately 20% of new US warehouse leases through Q3 2024, according to Prologis data [1]. This expansion is partly driven by companies seeking to buffer against potential tariff impacts, following President Trump's recent announcement of additional tariffs on Chinese imports.
The industry transformation extends beyond just space acquisition. ProMat 2025 will highlight several key technological advances [2]:- Artificial Intelligence systems for optimizing operations- Autonomous mobile robots and automated guided vehicles- Collaborative and humanoid robots working alongside humans- Advanced wearable tech for worker safety and efficiency
'ProMat offers manufacturing and supply chain professionals the unique opportunity to witness in person, in action the vast array of technology and innovations impacting this industry,' says John Paxton, CEO of MHI [2].
